Terms and Conditions



Here at Five Lakes Power Washing, LLC we strive to provide exceptional customer service. We try to be clear and concise in our service agreements. We require that you read, understand and sign our Terms and Conditions before any work can be performed.

Power Washing, Deck Staining:

1) Legally Binding Agreement: By entering a contract with Five Lakes Power Washing, LLC, you are entering into a legally binding contract for work to be completed at an agreed upon price. In the event that you break this contract, all deposits made to the company shall be surrendered as damages. Five Lakes Power Washing, LLC reserves the right to update the Terms and Conditions any time without notice to you. You can review the Terms and Conditions by clicking on Terms and Conditions links via our website, email communications or any other communications such as estimate or invoice links.

2) Product Warranties: All warranties are limited to those offered by the manufacturers of the products used. Five Lakes Power Washing, LLC makes no additional warranties. If you ever have a concern regarding our work, Five Lakes Power Washing, LLC should be notified immediately and reserves the right to come back to the property within 30 days to fix the problem or to contract it out to have it fixed. Five Lakes Power Washing, LLC is not responsible for any previously used failing products, such as improper stain or paint used on incorrect surfaces.

3) Water Usage: By entering this agreement, you agree to provide Five Lakes Power Washing, LLC the right to use an on-site water supply as needed to complete the stated project without compensation. If an exterior water supply is required, it will be at an additional charge and we must be notified before the job beginning. We may not be able to accommodate this, and will be able to let you know. It is the customer’s responsibility to make sure the water supply is on and in working order and is accessible, before we arrive. This is to avoid any flooding on interior or exterior property. Five Lakes Power Washing, LLC is not responsible for any damage caused by malfunctioning or broken water spigots. Please make sure that your water spigot is not loose, leaking , or malfunctioning in any way before we arrive. Five Lakes Power Washing, LLC will inspect the water spigot before and after washing and inform you of any noticeable damage to the area. Customers must advise Five Lakes Power Washing, LLC of any concerns with their water source such as being on a shallow well or a point. We need adequate pressure and consistent water flow for our equipment. Arrangements will need to be made prior to the start of the job for inadequate or poor water supply. We can only use a water spigot to draw water, not a water faucet. Water cannot be pulled from a pond, pool, lake or other source of water. Five Lakes Power Washing, LLC is not responsible for any damages due to incorrect plumbing.

4) Electrical Usage: By entering this agreement, you agree to provide Five Lakes Power Washing, LLC the right to use an on-site source of electricity as needed to complete the stated project, without compensation. Please make sure all outside electrical outlets or fixtures are properly installed and covered. If you do not have covers for your outside electrical outlets or fixtures, we require that all electrical outlets and fixtures are shut off by the main breaker before arriving to complete washing services as an additional precaution. Please make sure all electrical boxes have no loose or exposed wires and are properly covered. Five Lakes Power Washing, LLC will inspect all meters for any noticeable signs of damage before and after use and will inform the customer of any issues. Five Lakes Power Washing, LLC is not responsible for any damage due to electrical meters that have loose, improper or uncovered wires, are improperly installed or are malfunctioning. Please never touch a live wire and if anything does not look right, please contact your service provider to come out to take a look.

5) Color and Tone Concerns: The properties and species of wood age and weather and can greatly affect the resulting color or tone of the stain. Note: Variances may occur on individual boards as well as total projects as densities and other characteristics vary across and throughout the wood. Five Lakes Power Washing, LLC and its associates attempt to represent final finish color and tones as best as possible. While we can often give you an idea of the overall color or tone, you must expect some variance in the overall finish. Five Lakes Power Washing, LLC will provide you with a color chart for choosing your stain. It is the customers responsibility to choose the paint or stain color of their choice. If we must color match, and often times with all stains and paints, the customer understands that all paints and stains are non-refundable, as well as any other costs associated with the purchase. Please make sure that your are happy with your stain or paint choice. Customers are welcome to purchase their own stain or paint that they wish to use, and Five Lakes Power Washing, LLC can apply it. Pricing would reflect the cost of labor and tools necessary to apply the stain. Five Lakes Power Washing, LLC is not responsible for any discrepancy in colors picked by the client. Customer understands that any stains ordered through our supplier that are flawed are not the responsibility of Five Lakes and necessary steps will be taken with the original distributor of the product.

6) Courtesy: While Five Lakes Power Washing, LLC is on location and performing work on your property, you are responsible for keeping all children and pets, as well as other individuals, away from the work area. Children, pets and individuals must be kept off work surfaces for at least 24 hours after our work is completed. This is for your safety as well as our own. Please keep all sprinklers in the area turned off for at least 24 hours until the area is dry. Failure to do so can leave water marks and other markings on finished products.

7) Payments: Payments to Five Lakes Power Washing, LLC are due as per the contract schedule and are to be paid by check or cash or other agreed upon sources. All balances are ALWAYS due upon completion of the job. Any variance to this policy must be agreed upon and in writing on our contract. Late charges will be immediately assessed on all balances not paid in accordance with contract terms. The customer agrees to pay any collection cost incurred by Five Lakes Power Washing, LLC related to the collection process of outstanding balances. If a credit card is used for payment, a 4% fee will be assessed to the total bill amount.

8) Scheduling: Scheduling in a business in which productivity relies upon the weather can be difficult. Inclement weather may affect scheduling. We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes. Please keep in mind that we must work around other clients and weather. Five Lakes Power Washing, LLC has permission to visit the property with little or no notice before, after, and during service to assess project needs and to check project completion after services have been rendered.

9) Removal & Replacement of Deck Contents: Removal and replacement of grills, deck furniture, planters, flags, banners and any other items are the responsibility of the homeowner. Should we need to remove items from the deck, we will not be responsible for any damage, breakage or for storage issues. An additional charge may be applied for time and labor devoted to the removal of these items.

10) Damages: Five Lakes Power Washing, LLC employees are trained in the equipment used in the cleaning industry and take precautions in making sure the company does not harm your investments. However, as careful as we are, damage can still occur on delicate surfaces due to poor maintenance, neglect, or low-grade building materials. Five Lakes Power Washing, LLC is not responsible for damages due to improperly installed siding, loose shingles or siding, broken or opened windows, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires, loose or improperly installed gutters and leaders and improper caulking. In every aluminum siding case, and in some cases with vinyl siding, the sun and weather will bleach the color or cause fading. Power washing, which entails removal of chalky, gritty or failing surface materials may cause the faded aspects of the vinyl or aluminum to stand out. Five Lakes Power Washing, LLC will not be responsible for such conditions. Five Lakes Power Washing, LLC will not be responsible for loose mortar that may dislodge during the cleaning process. Routine maintenance per manufacturers recommendations on the homes surfaces should be implemented by homeowners to avoid any defects. Before service, any of the homes area of concerns need to be addressed by the homeowner to ensure a water tight seal.

11) Oxidation: Customer understands that any blemish or flaw or any existing oxidation will be more noticeable after cleaning. Homes that have not been maintained or have constant sun exposure will be susceptible to oxidation. Signs of oxidation are as follows: chalky white powder on siding and the clear luster removed. Please understand if your home suffers from oxidation, you may see a difference after cleaning. When a home is covered with debris, those blemishes may not stand out as much as they would after it has been cleaned. Most of the time those issues are pointed out to the customer during inspection or during the cleaning process. Customer understands that Five Lakes may not find every flaw and is not liable if it is more noticeable after a wash unless it is found to be of negligence on Five Lakes Power Washing, LLC’s end.

12) Weep Holes: Customer understands that our cleaning solution is specifically designed for our cleaning services and it will not cause any discoloration or damage to the siding. Customer understands that if their home is severely covered in grime that they could have issues with weep holes. If you notice a faint rusty color on your siding, there is no need for alarm. If you have vinyl siding, you have something called weep holes. These holes are made by the manufacturers to allow ventilation and allow any condensation to drain out. With that said, these holes make a nice little home for bugs. Debris and dirt get up inside the holes and behind the siding. When we do the wash, our solution pulls out the dirt and debris. Sometimes left over water and bug juices drain from these holes after we complete the wash, as it goes through the drying process. The rust color/light faint colors you see are bug feces, debris, mold, etc. We see this occur on siding that has the heaviest buildup. This will come off with morning dew, a garden hose, or rain. It is not a stain and it is not permanent. Typically, anyone who calls regarding this usually will see a huge difference after the morning dew. If the weep hole runs are heavy, we will return to do a full rinse down after visual inspection.

13) Deck and Wood Washing: Customer understands that decks and wood or log sided houses require special attention and needs. We offer basic wash and stain services or paint preparation washes. Customer understands that our wash may break down old stain, paint, or sealer that has been applied to the deck or home in all or some areas due to the degrading strength of the stain over time. Lightening or graying of wood may still apply after our wash. The wood can sometimes splinter and become roughed up due to washing. We will sand down any rough areas including hand rails.

14) Stains: Some stains cannot be removed by power washing. Tree sap, artillery fungus, splatters from stains and paints, grease, rust stains and soot stains are examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out to the customer when quoting the project and these items are not included in a regular house wash. Sometimes these stains cannot be removed at all. Five Lakes Power Washing, LLC cannot guarantee removal of artillery fungus from exterior house surfaces

15) Weather-Tight: Five Lakes Power Washing, LLC expects your property to be in good repair and weather-tight. This includes, but is not limited to, all electrical service equipment including receptacles and light fixtures. Doors and windows shall also be weather-tight. Five Lakes Power Washing, LLC is not responsible for damages as a result of water infiltration from poor or improper installation, maintenance or repair of electrical related items or doors or windows.

16) Windows: Windows may become water spotted as a result of our services. Window cleaning is NOT included. You may remove your screens to get a better clean on the sill. We do not remove them or replace them for you. They can be very delicate and that is left up to the customer to do if they choose to do so.

17) Concrete: The appearance of concrete depends on a number of factors most linked to when the concrete was initially poured and cured. When concrete with dirt, mold, mildew, algae and other pollutants and stains are cleaned, the concrete will then reveal any imperfections that the pollutants and stains have covered up. The customer understands that not all concrete will look the same even on the same driveway, patio, sidewalk, or concrete slab.

18) Sealing Cement, Brick Pavers, Concrete: Sometimes after cement, brick pavers and concrete dry, the sealer can turn a milky white. This is due to moisture getting trapped in the sealer. It can happen for multiple reasons including the cement not completely drying from humidity, rain, dew, and sprinklers. The sealed surfaces can also get small bubbles. This is due to air trying to escape from the surface. Both of these issues are fixable and if they happen, we will come back out and apply xylene. This will remelt the brick sealer and will leave a clear finish. Please give us a call if this does occur.

19) Gutter Cleaning: Customer understands that interior gutter cleaning is an additional charge. Only the exterior gutters are included in a regular house wash. Although we are able to remove all organic growth off of the gutters, they do sometimes leave behind a stain.

20) Content Release and Use: Customer agrees to let Five Lakes Power Washing, LLC to utilize any photos, videos, reviews or descriptions of the property for advertising for the company. Customers must inform Five Lakes Power Washing, LLC prior to services, if they do not wish to have content utilized. Five Lakes Power Washing will use these photos, videos or reviews without any compensation to the customer. The media will be solely used for advertising and training purposes. The customer agrees not to seek punitive action in a civil court of law regarding the use of the above media. We will not include sensitive information such as addresses or names. Customers must express that they do not want us to utilize any of the above via a written form by letter, text or email which will be saved to your client profile.

21) If Any Damage Occurs: Five Lakes Power Washing, LLC will be obligated under our terms and conditions for any damage that was direct result of operator error, negligence, or willful misconduct. Damages must be reported within 3 days of completion of service. Five Lakes will be allowed 30 days from the date of the written receipt to inspect the premises and have the sole option in repairing or contracting repair to any damages that were a result of negligence.

22) Payment Terms: Payment is due upon completion of the work unless other arrangements were made between the customer and company. If a different arrangement occurs, this will be documented and signed by both parties. We accept check, cash, Paypal, or Venmo as forms of payment. Any invoice or scheduled payment over 10 days late will be subject to a late fee of 7%. If payment is not received within 30 days past due, Five Lakes Power Washing, LLC reserves the right to file a civil claim to collect outstanding debt. Any legal fees incurred will be added to the unpaid balance of the customer. Five Lakes Power Washing, LLC reserves the right to refuse to continue business with clients who are currently past due or who have been been 30+ days past due more than once.

22) Mediation Clause: If a dispute arises out of or relating to any aspect of this Agreement between the client and Five Lakes Power Washing, LLC, or the breach thereof, and if the dispute cannot be settled through negotiation, Five Lakes Power Washing, LLC and client agree to use mediation before resorting to arbitration, litigation or any other dispute resolution procedure.



Christmas Light Installations:

1) Design: As far as possible, Five Lakes Power Washing, LLC will use your written, verbal, or pictorial description to design the display in accordance with the quoted price. If there are any requested changes in design, color, or location after installation of the display has begun, there may be additional fees, including price of materials and labor.

2) Light Bulb Orientation: Customer acknowledges that Five Lakes Power Washing, LLC cannot guarantee consistent light bulb orientation in the display due to the twisting nature of the light strands.

3) Liability: Customers are liable for all materials for the duration of an installation. Please do not plug in any additional lights or any additional electrical products into the equipment that is provided for the install, unless otherwise approved in writing. This is for your safety and doing so may result in the tripping of the GFCI plugs, blowing a fuse, melting of connections, fire and more. We use a meter to make sure no outlets are overloaded. If it is found that a malfunction is due to an additional item being plugged in that was not provided by Five Lakes Power Washing, LLC, a service fee of $50/ hour, with a 2 hour minimum, plus materials, will be applied for the maintenance visit. Five Lakes Power Washing, LLC will not be liable for any damages due to unapproved items being plugged in.

4)Guarantee: All workmanship is guaranteed to reasonably perform throughout the holiday season (until January 1st), unless otherwise agreed upon in writing. Maintenance issues after January 1st will be subject to a $50/hour fee, with a 3 hour minimum, plus any material costs. Issues unrelated to the quality of the installation will not be covered. This includes extreme weather conditions, animals chewing through wires, vandalism, or damage caused by homeowners or other contractors. Any lights purchased outside of Five Lakes Power Washing, LLC may not be covered under “standard maintenance”. Any failures of icicle lights due to winds or age will not be covered under standard maintenance. Non-covered maintenance will be a $50/hour fee, with a 2 hour minimum, plus costs of materials. Customers must make reasonable attempts to report unsatisfactory performance or lighting installation for standard maintenance. Maintenance is performed within 72 hours of contact, weather permitting. 5)Services: Services include design, materials, set up, installation, accessories, labeling, maintenance, removal, boxing and storage.

6)Damages: Five Lakes Power Washing, LLC will use best efforts to ensure that no damage is done to the property. Five Lakes Power Washing, LLC’s technicians will use plastic clips, staples, and hot glue to attach lighting to fascia boards and gutters. Some methods of installation may leave behind chipped paint, small staple holes, etc in fascia boards and shingles. All non-standard methods will be discussed and approved prior to installation. Five Lakes Power Washing, LLC is not responsible for damages caused by any of these methods, unless due to negligence.

7)Standard Electrical Codes: Five Lakes Power Washing, LLC is not responsible for how your house or business is wired. Five Lakes Power Washing, LLC cannot guarantee that seasonal lighting will not overburden your home/business electrical system. Five Lakes Power Washing, LLC assumes your house/business meets all US standard electrical codes and is wired for 120 volts. Five Lakes Power Washing, LLC is not responsible for faulty or damaged wiring, electrical outlets, etc.

8)Take Down: Take down is a free service with no cash value provided for all customers and is included with your installation. No appointment is necessary for the take down. This service will occur between January 2 and February 15, weather permitting. A $50 fee will be charged if you need a faster take down or require a take down date at a scheduled time. Unless otherwise noted, partial take downs or take downs after March 30th will be charged 20% of the original invoice. Unless noted in writing, ALL JOBS ARE TAKEN DOWN. All lights and materials are property owned by Five Lakes Power Washing, LLC and must be returned unless otherwise agreed upon in writing or if customers lights were originally used.

9) Deposit: A 50% non-refundable deposit is due to secure your reservation upon agreement of terms and conditions to secure your lights and decorations prior to installation. The remaining 50% payment is due upon completion of installation.

10)Payments: Payments to Five Lakes Power Washing, LLC are due as per the contract schedule and are to be paid by check or cash or other agreed upon sources. All balances are ALWAYS due upon completion of the job. Any variance to this policy must be agreed upon and in writing on our contract. Late charges will be immediately assessed on all balances not paid in accordance with contract terms. The customer agrees to pay any collection cost incurred by Five Lakes Power Washing, LLC related to the collection process of outstanding balances. 11) Storage: Storage is included in the installation price, with no cash value. Due to storage limitations, garland and wreaths will not be stored for free. Any lights not used the following season after installation, may be reused and customized to a different client. Five Lakes Power Washing must be notified in writing if you would like to skip a season and pay to reserve your custom lights. If Five Lakes Power Washing is not notified and customer wishes to use our services a nonconsecutive year, full price plus any yearly price adjustments will apply.

12) 2nd Year Discount: Five Lakes Power Washing, LLC will give a 10% discount the second consecutive year after initial installation. If a year is skipped in between installation, full price with any price adjustments will be applied. Five Lakes Power Washing reserves the right to reuse lights if a year is missed unless otherwise notified in writing. Storage fees would then be applied for the missed year to reserve lights.

13) GFCI Receptacles: Home/business owners are responsible for providing and maintaining adequate and functional electric outlets adjacent to the proposed locations for lit decorations, tree lights and building lights. GFCI receptacles can, will, and should interrupt power to decor or lighting in the presence of water or heavy moisture and is sometimes caused by rain, fog, dew, and sprinklers. Wet decor, lighting, outlets, and surrounding areas may take several hours after exposure, and in some cases days, to completely dry before receptacles can be reset and power restored. Five Lakes Power Washing, LLC is not responsible for outlets that will not reset due to presence of moisture.

14) Seasonal Lighting: All standard lighting that is installed is suitable only to be used as seasonal, temporary lighting activated by timers unless otherwise specified. Five Lakes Power Washing, LLC can only warranty seasonal lighting up to 90 days or warranty will be voided. If the homeowner chooses to run lighting continuously with no timer, any warranty will be voided after the first season.

15) Limited Warranty and Limitation of Liability and Remedies: Both parties to this contract agree that in the event of a failure or malfunction of the lighting and/or decorations provided, the sole and exclusive remedy available to the client shall be the refund of the cost of the services provided under this agreement or the repair or replacement of the lighting and/or decorations, to be determined solely at the discretion of the service provider. Both parties agree that Five Lakes Power Washing, LLC will not be liable for any consequential damages of any nature caused to the property of the client by any failure or malfunction of the lighting and decorations provided under this agreement. Both parties agree that any claim by the client that the workmanship or materials used are defective or nonconforming, must be brought to the attention of Five Lakes Power Washing, LLC in writing within 72 hours of the service. Failure to do so results in a complete and final waiver of all claims.

16)Content Release and Use: Customer agrees to let Five Lakes Power Washing, LLC to utilize any photos, videos, reviews or descriptions of the property for advertising for the company. Customers must inform Five Lakes Power Washing, LLC prior to services, if they do not wish to have content utilized. Five Lakes Power Washing will use these photos, videos or reviews without any compensation to the customer. The media will be solely used for advertising and training purposes. The customer agrees not to seek punitive action in a civil court of law regarding the use of the above media. We will not include sensitive information such as addresses or names. Customers must express that they do not want us to utilize any of the above via a written form by letter, text or email which will be saved to your client profile.

17)Using Customers Lights: Five Lakes Power Washing, LLC may allow a customer to supply previously purchased lights. All lights must be professional grade unless otherwise agreed upon. Any additional materials used will be billed to the customer. Maintenance fees and labor will be charged if there is a need for service after installation, as we cannot guarantee the quality of the lights. Customer understands that if a bulb is replaced, it may not look exactly the same as original lights due to different manufacturers. Customer also understands that if they choose to add additional lighting, Five Lakes Power Washing cannot guarantee an exact match in color. Maintenance fees of $50/hr with a 2 hour minimum will be charged for all maintenance calls outside of installation quality. The price charged will include installation, take down and storage, with no monetary value given for storage. All storage fees already collected are non-refundable. If Five Lakes Power Washing is using customers lights, it is expected that they are untangled and working properly. If not, additional labor and material fees may apply.
